Do I really need an inspection?

An inspection is not required  but it is highly recommended.  One defect in the home can easily outweigh the cost of an inspection and a detailed report about the condition of the house is valuable before you close.

Am I allowed to attend the inspection?

You are encouraged to attend the inspection. It's a great way to better understand any deficiencies and get a better overall understanding of the house systems. 

Will you pass or fail the house?

We don't give houses a pass/fail grade and we won't tell you if you should buy the house. What we will do is let you know about any defects or concerns with the home.

How long will the inspection take?

Inspections of an average sized home will generally take between 2 and 3 hours.  You can expect the full and detailed report to be emailed to you within 3 days.

What is the process to get a home inspection done?

Call or email us so we can arrange a time and date for your inspection. Your realtor should clear everything with the homeowner's agent to allow us in the home.  I will email you a Pre-Inspection Agreement which outlines everything in the inspection. I will also email you a Radon Pre-Testing Agreement with more info about the testing and what is required ahead of time.  Please read each carefully and sign electronically. We are unable to perform an inspection or radon test without having these documents signed.
